What counts as a sale. Only completed, closed transactions reported to the Multiple Listing Service of Los Cabos. Properties listed for sale, under contract, withdrawn or rented are not included.

The dates covered. “The past year” means the twelve months from October 1, 2025 through September 30, 2026. Year-over-year comparisons measure that period against the twelve months before it, October 1, 2024 through September 30, 2025.

Typical means the middle. Every figure here is a median — the middle value, with half of sales above and half below. A median is not pushed around by one unusually large sale the way an average is.

Small samples are not published. Where a selection has fewer than 10 sales, we show “Not enough sales to report” instead of a figure, because a median drawn from a handful of sales is misleading.

The area covered. Los Cabos here means Cabo San Lucas, the Cabo and San José corridors, San José del Cabo, and the Pacific Side — by which we mean the communities immediately west of Cabo San Lucas: Quivira, Diamante and Rancho San Lucas. The MLS groups those under a much larger “Pacific” area that runs north past Pescadero and Todos Santos; we do not include that stretch, because it is a different market at a different price. The East Cape, La Paz and Loreto are excluded for the same reason.

Figures may be revised. These statistics are based on transactions as reported by member brokerages to the MLS. Sales are sometimes reported late or corrected afterwards, so figures for recent months can change.
